The House affair

Salam Everyone and Ramadhan Kareem.

Another year of Ramdhan and Syawwal at my MIL's place. Seriously, we are really wanting to move on with our lives but HDB paperwork is crazy.

A and I applied last August's Sales of Balance Flat (SBF) at Tampines and we got rejected out-rightly. The letter said that we didn't even get a chance of ballot number.

We then decided to get resale flat and applied for House Loan Eligibility. Those paper works too get into my nerves when I had to submit documentations and statements of why my CPF contribution and the payslip is not tally, why is there extra income and so on. We applied in February and only in March, we resolved the situation. I remembered that I was super sick, went to the doctor and then to HDB branch office at Tampines Hub, waited 2 hours plus and they skipped my number because of lunch time (I came at 11.15am, still not lunch time and only 1 or 2 officers under HDB, the rest are all under different office)

We received our HLE and started to consult people on how to go about for resale flat. A got an agent friend and he did consult us quite a good fair to understand the situation and how much maximum loan we can get. He also explained if we don't get him as an agent, he is fine with it. 1% tau. kalau rumah $450k, kene kasi $4.5k kat dia. Might as well I save that for reno or furnitures.

A had a specific criteria for resale flat. He wants a ground floor house, which is susah nak cari and great location and all.

So we had to start scouting until I saw a very nice place in Tampines area but over our budget in  early May. Told A that we only proceed with for house viewing only after Raya because very penat and sebok to do a lot of Hari Raya prep over the weekends. I also had listing in Bedok Reservoir which is within our budget only to do a lot of reno (I don't like the toilet and kitchen)

When I relook at the Tampines house, the price has dropped (but still over budget) so we going to do a lot of refinances to see whether we can afford the house (and HLE approved). I really wanted to have my own place for Hari Raya.

Oh, during the consultation with the agent, he also asked us to check whether removal of A's name in this current house has approved. Turns out, few days before Ramadhan, it wasn't and we had to do the electronic agreement and signature for our MIL. We waited for so long lehhhhhh since February. Why never prompt us?

We also just applied our 2nd SBF and results will be in August.

A step-to-step guide to paying for your resale flat

1st: Apply HLE here
2nd: You can also calculate your HLE on your own using this.
3rd: Don't panic on why the numbers are so low. You have to add your combine CPF under OA.
4th: Buying resale, near parents place, non mature estate -> you can get up to 100k grant. Grants for first-timer: AHG + SHG You can look up your grant scale here. Then you can add proximity grant if you are applying resale near your parents place. Check out your grant status here

For us, we only get 80k as we are looking at matured estate.
5th: Add all together: HLE + CPF + Grants = Your maximum house price. Please don't think this big amount of money also applies for your BTO or SBF flats hor. BTO and SBF won't get proximity grant
6th: Go to Property Guru or SRX or 99.co to find your perfect house. No need agent and if the agent said to get them as your agent, you can decline by saying you got some officers/friends who are agent to help with the paperwork.
7th: Check the house's valuation price at SRX website. This is very important as you have to pay cash if the owner decided to ask for more than the valuation price for the house.
You can refer to this chart except some prices have changed such as "Booking Fee" and "Deposit". They combined both to Deposit between $1 - $5k in cash to the owner. You can negotiate with the owner and this will be deducted from the selling price.

8th: Do your paperworks here.
9th: Make all the payment, download OTP form and process for 21 days. Once agreed everything, you'll wait 6 - 8 weeks for your 1st and 2nd appointment and make payments. After all the processes, you will need to wait 6 - 8 weeks to get your keys!
